Long Distance Relationships
I have multiple clients whom I've never met. That may sound crazy but it's true. Just because someone doesn't live in Woodbridge, VA doesn't mean I can't help them find or sell a home. I have clients that stay in New York, California and, I'm even currently working with a client who is away in Iraq!
Technology has definitely changed the way I do business and I'm open for all the change to come. When working with my clients from out of town or country in some cases, documents are sometimes mailed back and forth. We communicate via email, phone, and web cam. There are even electronic signature documents that can now be used so contracts can be signed via email! For some real estate agents they say they rarely work with clients from out of town, but for me that's a whole different story. One of my first clients was away in Iraq. She couldn't even talk on the phone with me, so sending her emails was key to our communication. I sent her tons of pictures of homes and very detailed information of the condition and home property details to help her make the best decision on picking a home for herself. I never even got to meet her in person until 1 day before she got her new home! Crazy?!? Not really!
It's not uncommon for someone to be out of town and need to purchase a home in another state. Some of these buyers never even see the home before they purchase it, but I do provide my clients with some protection by simply making the contract contingent upon inspection. The buyer can then hire an inspector to check out the home and if the home isn't in the condition they want… they don't have to purchase it! They also get to pretty much see the home, because tons of photos and videos are taken for the buyer's to view. J
So…long distance relationships with my clients and technology go hand in hand. I know some people feel technology is there worse enemy, but it's my best friend and without it by business wouldn't be the same! So remember if you need to purchase or sell a home from out of state, it's completely possible you just need a Realtor who's willing to put in the time and effort!
