As stated in the part 1 & 2 of the home buying process we feel that it is something anyone who is serious about purchasing a home should know. We gave you the first 6 steps in our 9 Crucial Steps of the Home Buying Process so far, now we're going to give you the last few steps.
Crucial Step 7 – Get a Realtor
This is a VERY important step. It's just like if you had to go to court, you wouldn't represent yourself you would get a lawyer. So of course, when you need to buy a home you're going to get a Realtor. I'm a Realtor, so talking from experience I can tell you that a Realtor will not only help you find a home. We will help you in all the aspects of the home buying process. This means we will help with house hunting, paper work, market search, making your offer, negotiations, and SO MUCH MORE!
More importantly a Realtor can help you avoid some of the costly mistakes that home buyers often make. A great Realtor will know how to help you purchase your dream home the right way, and you can't pass up that type of experience. Please keep in mind that all Realtors are not created equally. There are some good ones and some bad ones.
Crucial Step 8 – Shop for the Right Home
Ok, in steps 5 & 7, you created a housing profile and got a Realtor, as recommended. It's now time to find the home you want! Talking from experience, I know that a lot of buyers go and drive around looking for a home. But there is no need to do this. You have a professional Realtor on your side. Finding your dream home is our goal. Buyers waste a lot of time and money driving around looking for homes. The best thing to do is give your housing profile to your Realtor and a great Realtor will have properties that are similar to what you are looking for within 24 hours for you to view.
Once your Realtor has homes for you to view, to save both you and your Realtor time and energy these homes should first be looked at either online or on paper to rule out the ones you feel you're just not interested in. Now that you have narrowed down your search to a few homes, it's time for your Realtor to set a date and time for you to physical go and view the homes! Again as a Realtor, this is how I feel it should be done.
Crucial Step 9 – Evaluate the Sellers Asking Price
Asking Price, why do you think it's called that? It's called that because that's exactly what it is. It's what the seller is asking for, but not necessarily what they will get. As a Realtor I know that the market is what sets the value of a house, not the homeowner. But trust me when I tell you this doesn't stop sellers from overpricing their homes.
As recommend in step 7 you should have gotten a Realtor by now and a good Realtor will do the evaluating of the Sellers Asking Price for you. What I do is take the most recent comparable sales in that neighborhood, make any necessary adjustments for things such as renovations, additions, quality of construction, etc. That gives me a better understanding of what homes are worth/going for in that neighborhood, which in return tells me if the asking price is too high or even if it's under priced.
Now that the asking price is evaluated, if you're ready to make your offer your Realtor will move forward with you from there. When making your offer your Realtor will help you throughout the entire process that means, writing up the offer, writing any needed contingencies, getting you a home inspection, and closing the deal.
