What are homes selling for in Woodbridge, VA?

    When people find out that I'm a Realtor the first thing they ask me is "what are homes selling for now and days?" I'm usually able to answer that question right away and I'm here to answer that question for you as well. According to the data in our MLS for Woodbridge, VA for 2010 (2,120)homes have sold. When I say sold I mean the sale has actually closed and the homes have new owners.

As you can see by the averages above most homes on average don't sell for what they are listed. I have this conversation with prospective sellers pretty often.  Sellers tell me how much money they need to net from the sell of their home. I suggest the best probable list price for their home, sometimes sellers feel their home is worth more and want to list the home for more money. I tell them that it doesn't matter how much they ask for the home, it is worth what it is worth. Pricing the home too high doesn't mean that it will sell for more it means that it will stay on the market longer and may not sell at all.
Trust me when I say it's not up to me. I don't make the rules the buyers and appraisers do and so does the larger economy.  Factors like employment rates and the stock market influence home prices and sales too. So When you're looking to sell your home or just want to know what homes are selling for in your area, don't go by what they are listed at go by what they are actually selling at.
