1) Agents Will Say Anything to Make the Sale
False: Although I’m sure there are several agents in Woodbridge VA that this would apply to, it is unfair to paint all agents with the same shade. Top producing agents know that there reputation in the community and their service is key to a long and successful career. Also, real estate agents who fail to disclose material facts are subject to prosecution and are eligible to lose their license to sell real estate.
2) The Less Commission You Pay, The More Money you’ll Make
False: Seriously…………Okay, have you ever bought a $10 dollar radio? Have you ever bought a $50 dollar radio? That’s the difference in quality you will receive. The fact is that top producing agents never discount their commission. They also know what there service is worth and stand a higher chance of selling your home for what its worth. I mean, do you really want an agent who is under balling their commission just to list your house…? Chances are, they will probably under ball your home just to get it sold…..
3) Agents Have to Show You Homes
False: Unless you have a signed contract with an agent or that agent represents the seller, that agent you call doesn't have to show you anything. You can't call a local real estate office and demand service or demand to be shown homes, because agents don't work for free. Especially if you aren't planning on writing an offer with the agent you called. Don't expect that agent -- who is likely to earn nothing -- to be too excited about jumping in the car with you. The truth is agents are not obligated to show you anything. Nor is the listing agent obligated to show you a listing if you are represented by another Realtor without a request from that Realtor.
4) All Real Estate Agents Make Too Much Money
False: An agent's average annual salary is less than $36,000 a year. You will find that about half the agents in any large brokerage close less than five deals a year. Nobody can live on that. Also, let's not forget all of the hidden expenses such as gas, marketing material, supplies, fee’s and dues, etc.
Would you believe, that for some reason, people think that a real estate agent receives the full 3% on a sell, some even think that agents get a full 6% per sale. But the truth is, on average, real estate agents receive about 1.2% from the sales price of a home. And that’s not deducting the money they spent on getting the home sold.
5) Agents Should Tell You About Crime, Schools; Ethnic Make-up of Neighborhoods
