As stated in part 1 of the Listing Process, I feel that this process is very important for you to know as a seller. Knowledge is power! Knowing this process will help you to be better prepared for what's in store. Part two starts now!
5) Show Your Home
- If you're wondering about lockbox vs. appointments, you'll get more showings if you let your Realtor use a lockbox.
- It's a fact; homes tend to sell faster during the spring rather than in winter.
- Your Realtor should hold a brokers open house and ask for feedback. The feedback will let them know if they should adjust your price, condition, or marketing campaigns.
- Your Realtor should go over when & how they will hold your Open House. Anything they need for you to do before hand should also be discussed.
- Even if you receive a lowball offer, your Realtor should assist you in negotiating by issuing a counter offer. Every offer is important; don't ignore offers.
- Ask for a kick-out clause or first right of refusal if the buyer's offer is contingent on selling a home. Your Realtor will be able to assist you with this.
- If your home is priced right, prepare yourself for multiple offers. Your Realtor is a professional, they will be able to sort through these offers and assist you in the choosing process.
- You're Realtor or transaction coordinator will open escrow and order a title policy.
- Write down the contact information for the closing agent.
- Ask for a receipt for the buyer's earnest money deposit (EMD).
- Clean your house the day before the appraiser arrives.
- If you receive a low appraisal ask your Realtor about alternatives.
- Remember, you are not entitled to receive a copy of the appraisal if you did not pay for it.
- If the buyer decides to cancel the contract based on an appraisal, ask your agent for refer you to a real estate lawyer to discuss your rights.
- Ask your Realtor to provide you with a home inspection checklist so you will know which items an inspector will want to see.
- Expect that the inspector will want access for an attic inspection and will look for a wet basement; prepare those areas for inspection.
Prepare as well for the final walk-through inspection.
